- Prices are public record. Each is the consideration on the PTAX-203 transfer declaration filed with the Illinois Department of Revenue and recorded by the county — not an estimate, and not MLS data.
- These are our sales. Homes Shelby Realty Services listed or sold the buyer on. Our listings represent a segment of the overall market.
- Residential only. Building lots and commercial property are excluded — they have no comparable square footage.
- Five sales minimum. Any group smaller than that is left out entirely, because a median over one or two sales would simply be those properties' own prices.
- Medians, not averages. One unusually large sale moves an average and leaves a median alone.
